Northport

Northport is a 154-suite residential hotel development which will sit on 6.369 acres in the vicinity of US-36/OH-37 & Africa Rd. The development will contribute to a TIF that will pay for Delco water line improvements and the construction of Sunbury Parkway and an NCA that will contribute to the construction of Sunbury Parkway as well.

The developer Metro Development III LLC has estimated construction material cost to be $5,661,365.63 for the project. This is subject to change based upon final design and approvals. The sales tax savings for the developer is estimated to be $297,221. 


Mercedes-Benz of Sunbury

The Delaware County Finance Authority has approved a Bond Resolution supporting a major new investment along US 36/SR 37 in Berkshire Township. The project, led by M20 Realty LLC, will bring a new Mercedes-Benz and AMG dealership to the area—complete with showroom, service, and support facilities.

Backed by a TIF Revenue Bond of approximately $1.15 million, this bond will fund roadway enhancements, sidewalks, landscaping, and lighting.

The dealership is expected to generate 50 full-time jobs with an estimated annual payroll of $4.5 million—translating to an average salary of $90,000.


Redwood Powell – Home Road

The Delaware County Finance Authority reviewed and approved a Sales Tax Exemption Program application submitted by Redwood USA LLC for Phases II & III of their Redwood Powell development. This expansion will add 201 units to an overall 327-unit luxury apartment community on approximately 70 acres.

  • Sales Tax Exemption Savings: $644,000+

Utility extensions also will make developable a parcel owned by the City of Powell along Home Road.


Woodland Lake

The 60.588-acres Woodland Lake project calls for the construction of a mixed-use development that includes 211 one story multifamily apartment complex to be developed by Wilcox Communities on 37.74 acres ($41,642,500 in private improvements), 240 three story multi-family apartment complex to be developed by Cody Coughlin company, Ltd. on 30.35 acres ($40,213,750 in private improvements), and 7.75 acres of to be determined commercial ($22,291,250 in private improvements). The project is located in the vicinity of Fourwinds Drive and 3B’s and K Road south of U.S. 33 / State Route 37 and just north of future US 36 Bypass, west of Interstate 71.

The Delaware County Finance Authority (the “DCFA”) issued bonds in the approximate amount of $6,017,000 in concert with the Warren County Port Authority issuing $5,950,000 of Ohio Community Accelerator Bond Fund Bonds, for a total of $11,967,000 of tax-increment finance (“TIF”) and New Community Authority (“NCA”) Charge Revenue backed bonds to fund approximately $8,600,000 of public infrastructure improvements which include the roadways, ROW landscaping and sidewalks, public park spaces, public street lighting, storm water and sewer, retention and water mains, among other improvements.


Jennings Sports Park

A 57-acre, $20 million sports park is open and partially completed at Evans Farms in Delaware County. The Orange Township Trustees approved the final zoning amendment, clearing the path for construction to begin on the Jennings Sports Park. The complex will occupy the western edge of Evans Farms and include 10 athletic fields. Two fields will be exclusively for youth baseball. The other eight – four baseball fields and four soccer fields – are multi-use and can be converted for lacrosse, soccer, field hockey, and football.
